The Developers are coming.....

The company responsible for the development application at 123/125 Church Road will be presenting their plans at Brent Valley Golf Club on the 12th December from 7 to 9pm.[Please note date change].

You haven't heard about this because the developers don't want you to attend! 
They will use the lack of attendance to strengthen their case that there is little local objection to the scheme. 

Your attendance at the above meeting with demonstrate the strength of feeling against this development and back land development schemes in general.

Please register your objection by attending the meeting, which is pitched at a mini-exhibition informing the local people. Complete the comment sheet documenting the key issues: high density development, backlands development in a conservation area . Also it Does not meet LBE criteria for distance between habitable rooms and will result in trees being lost(the tree survey states this albeit they are saplings) etc.

This may be your last chance to influence the outcome of this planning application, so please make it count!

Again strength in numbers is the key, so please encourage any one who has an interest in preserving this area of Hanwell and the approach to Bunny Park to attend this meeting.

Say No to Garden Grabbing

A picture is worth a thousand words

Local opposition continues to grow in protest to the development plan that will attempt to squeeze 8 new houses and a new road into two rear gardens in Church Road, the approach to Bunny park in Hanwell.

Local opposition is so strong because not only does this ill conceived scheme contravene several local and national guidelines, it will also disrupt the approach to Bunny park.

The increase in traffic and demand for parking will be a constant nuisance for locals and visitors alike. Anyone who uses the bunny park will be affected by this scheme.

This is also a watershed moment for Ealing council, as many similar back gardens in the area will be under threat from developers if this scheme is allowed to proceed - in any form.

It's not too late to object
Ealing council are currently listening to the views of local people, so if you would like to see this special area preserved, click here to register your objection.

Some of the points you may want to include in your objection:

  • Demolition of a period home, which is indicative of the character of the area
  • Introduction of high density housing scheme, which contravenes several of Ealing council's own guidelines (re: distance between plots, size of gardens)
  • Introduction of a new single track road causing congestion, access and parking issues around Bunny Park
  • Loss of many trees in a conservation area and associated wildlife habitat
  • Design and density of the development is out of context with surrounds 
It's the number of objections that counts, so encourage your friends and family in the local area to object to this planning application. 


Some local residents, like the greenwood pecker (pictured here on the development site) are relying on others to make objections on their behalf!


Say no to garden grabbing before it's too late!
If this scheme is successful it will be the first of many. Garden grabbing is seen as an issue at Government level. National guidelines have been introduced to give local councils greater powers to reject such planning applications, but that will only happen if there is significant local opposition.

Now it's time to object

Steve Pound MP and Councillor Ray Wall were amongst the many who turned out to discuss the development proposal for Hanwell Village yesterday evening. 
Over 80 people turned out to discuss this proposal
There was great support from all, including local architect Geoff Mules, who eloquently explained the reasons this planning application should be categorically refused by Ealing Council. Geoff explained that the proposal breaks many of Ealing Council's own planning guidelines including: 
  • The number of habitable rooms per hectare (significantly higher than recommended)
  • Distance between plots (significantly lower than recommended)
  • At least some, may be all of the gardens are of insufficient size 
  • Parking allows for limited manoevourablity, certainly an issue for emergency services 
  • Parking is highly likely to spill out onto Church Road, which already has parking restrictions over the summer months to accommodate visitors to the Bunny Park. Traffic issues along Church road are likely result
In addition to the above, the proposal also contradicts local and national guidelines regarding conservation areas and back land development. You can read the rest of Geoff's reply below in the comments section. 


Now is the time to Object

Every Objection Counts
There are no limitations about who can object. Every member of your household can object and it's the number of objections that count. Be sure to put your objection in your own words as it will be more powerful than a standard letter. Keep your objection succinct, unemotional and based on the facts. Encourage friends in the local area to do the same. Anyone who uses the Bunny Park will be affected by this development. The additional of a single track road will be a danger for all that walk to Bunny Park along Church Road.
The increase in traffic and lack of parking will be a constant nuisance.

A meeting is planned for July 2nd in the Brent Valley golf course at 8pm. Local councilors and Steve Pound MP are planning to attend.

Your support is essential to demonstrate to Ealing Council that this development is not wanted by the local people. It serves no purpose other than damaging the village feel of this area forever.

Don't Let This Happen!
Ealing Council is currently assessing a proposal to develop 8 new houses in Church Road, the approach to Bunny Park.


It will mean demolishing an existing house along church road, cutting down approximately 50 mature trees, building a new road, developing 12 car parking spaces and 8 new houses.

Local Opposition
The local residents are strongly opposed to this development and for good reason; it will destroy the village feel of this area.


The introduction of modern town houses, the loss of green space and the subsequent increase in resident cars and traffic will turn this area into 'just another congested housing estate', ruining it for residents and visitors alike.
Hundreds of people visit the Bunny park everyday during summer months. Those lazy walks along church to the Bunny park will soon be a thing of the past if Ealing Council allow this development to proceed.


And the local outcry is amplified as Hanwell Village is a designated conservation area, a ruling imposed by Ealing Council that restricts any change to properties within this vicinity. Whether it's installing double glazing or cutting down a tree in the garden, any change within the conservation area must adhere to the Council's conservation area planning guidelines, but this may not be enough to stop the developers, it's local opposition that counts.

At the moment the proposal is still at the planning application stage. There is a process through which this planning application is assessed and your views are taken into account.


Resistance is Not Futile 
The council is currently listening to the views of local people, which will be taken into consideration prior to a decision on this planning application.
Every objection counts, so if you don't want to see Hanwell Village redeveloped you must act now. You have until 13th July 2012 to register your objection and this is how to do it.....

Details of the proposed development

The redevelopment of the site will provide a total of eight residential units on the land to the rear of 127 Church Road.


125 Church will be demolished, the grounds cleared, including the removal of over 50 mature trees, a new road leading to the new development which includes 12 car parking spaces.

Registering your Objection


4th of July is the Deadline
The Oakley Close Residents Association will be registering an objection to the proposed development before the 4th July deadline.

Every objection counts, so make your thoughts know by sending a letter to Ealing Council, Planning committee, Perceval House, 14-16 Uxbridge Road, Ealing, London, W5 2HL  or email your comments to PLANNING@ealing.gov.uk
You must include your name and address for your views to count!


Your objection need not include a lot of detail, it can be as simple as 
"I object to Planning application PP/2012/1851 & 1853 – Proposed re-development of 125 & 127 Church Rd because of the following..." 

  • Development would be within a Conservation area
  • There will be an increase in traffic on the approach to bunny park
  • Loss of precious green space and many protected trees
  • Building on back garden space (contradicting government policy protecting back gardens)
  • The size and denisty of this development is not in keeping with the area
